Naples Real Estate Home Market 2006
With start of 2007 it is important to glance back to see how the Naples real estate market for single family homes performed in 2006. The graph below shows how the market has swung from a strong buyer’s market to a seller’s market back to buyer’s market and finally into a seller’s market as of December.
The data was taken from SunshineMLS and categorized according to the real estate transaction cycle of listing, pending, and closed or expired. The data used did not include the Marco Island area or manufactured homes.
The x-axis represents a perfectly “in balanced†market. The area above the x-axis reflects a buyer’s market, while the area below the x-axis represents a seller’s market. The numbers shown represent an index based upon the algorithm, used to determine the level of activity within a calendar month.
A comparison with the condo market for Naples does represent quite a different picture of the real estate market, where it was resoundingly a buyer’s market thru-out the entire year.
Individuals thinking about a real estate transaction should monitor such reports to determine the best times to either list their property or make a purchase.
Time permitting I will be adding other graphs for the Bonita Springs and Estero real estate markets, as well as, comparative graphs including similar data for calendar years 2005 and 2004. The comparative graphs will show the cycle/seasonal activity making for a clearer picture of when to do your real estate transaction.
Also, in the process of analyzing the data it was interesting to find that not all neighborhoods within the Naples area saw the same reduction in median prices as one may have suspected.
