Boca Palms Market Update 2006

Boca Palms a single family home neighborhood in North Naples had 3 sales with a median price of $475,000 in 2006.

During 2005, the median sold price was $446,250 for 8 homes.

The median price increased $28,750 in 2006 over 2005, or about 6.4%.

 



Autumn Woods Market Update 2006

During calendar year 2006, Autumn Woods in the North Naples area saw 18 homes sold with a median price of $594,750.

This compares to 22 sales with a median sold price of $538,500 in calendar year 2005.

The increase in median price was an increase of $56,250 or about 10.4%.

Autumn Woods also has condominiums.  The median price for 8 sold condos in 2005 was $357,000.  During 2006 only one condo was sold for $440,000.  Due to the lack of sales in 2006, it is difficult to approximate, the market value.



Avalon in Pelican Bay Market Update for 2006

Here are the comparative 2006 and 2005 statistics for Avalon in Pelican Bay.  These statistics are only for condominiums, as Avalon does not have any single family homes.  Median prices were used for list and sales prices.

Pelican Bay Market Update 2006

The median price paid for a residence in Pelican Bay during calendar 2006 was $1,200,000 versus the median price in 2005 it was $925,000.  The increase in the median price was 29.7%.  Increases during 2006 were not expected as the Naples real estate market started to turn to a balanced market in October 2005.

The median sold price includes both single family homes and condominiums.

Later this month median sold prices will be posted for the neighborhoods or communities within Pelican Bay.

Naples Real Estate Home Market 2006

With start of 2007 it is important to glance back to see how the Naples real estate market for single family homes performed in 2006.  The graph below shows how the market has swung from a strong buyer’s market to a seller’s market back to buyer’s market and finally into a seller’s market as of December.

Naples Real Estate Condo Market 2006

Welcome to 2007!  Hope your New Year’s holiday was an enjoyable and safe experience for you.

Now is a good time to reflect upon the state of the Naples condominium real estate market.  When was it strong and when was it weak?  In order to answer these types of questions a graphic presentation has been prepared.

What do these number show us?  The baseline (X-axis) is zero which represents a perfectly balanced market - the available condos are being purchased without a build up of active listings.  When the trend line and numbers appear above the baseline, they represent a buyers’ market.  While if the trend line and numbers appear below the X-axis it represents a seller’s market.  In either case, the further the trend line or numbers from the X-axis the stronger the market for either a buyer or seller.

One can easily see how strong of a buyers’ market the condo market was in January 2006 and how it almost was balanced in July, but rose starting in August until November.  In December it started to move to a more balanced market.

The numbers are derived from the various types of transactions through the real estate transaction cycle and are only indicators of market strength for buyers or sellers.

I hope to put together another graph covering the past 3 years, so that users of this information maybe able to see normal seasonal changes, so that a buyer or seller can obtain the best possible transaction for themselves.
