Halloween

Tonight is Halloween.  As with any Halloween, there will be numerous little ghouls and gobblins walking our streets this evening.  For safety’s sake, please drive slowly and be watchful, so that it is a safe and enjoyable evening for the little ghouls and gobblins.

If you are giving out treats, be sure they are still in their original wrappers.



Tribute to Arnold “Red” Auerbach

Sunday morning I went outside to pickup the Sunday newspaper.  As usual, I got out the Sports section.  The headline read "Red Auerbach Suddenly Dies".  I froze.  It did come as a shock to me.  Originally from the Boston area, I still follow the Boston Celtics - they are my team.  As I tell people "my blood runs green for the Celtics."

As a teenager I worked in Guild Pharmacy which was located directly across the street from the Lenox Hotel on Boylston Street in Boston.  My job at the Guild Pharmacy was working at the luncheon counter - some people used to call the job - a "soda jerk."  For those that are familiar with Red Auerbach’s life in Boston know that he lived in the Lenox Hotel when he was in Boston, while his family lived in the Washington, DC area.  Red would come into the pharmacy for his breakfast on Saturday’s and Sunday’s.  I was fortunate enough to work on those mornings.

The first time I saw him come in, I was in mildly in shock.  Would I dare speak to him?  Or would I just take his order and serve him his breakfast?  Being a 16 year old, I started speaking with him.

Over the 2 years that I worked at the pharmacy, when Red would come in, my co-workers would allow me to wait on him and talk with him.  We did speak about basketball, but Red would also talk to me about life and impart his philosophy to me.  As a kid I did not realize how valuable the conversations were.  Over the years I became aware of the "gifts" or "pearls of wisdom" that he was imparting on me.  I only knew Red as person not as a coach, so how I remember him and see him, might be different than other tributes to him.  He was a real person.  He took the time to talk with just some tall, lanky kid.

It is now that I remember in the 2 years of talking with Red that I never once asked him for tickets to the Celtics games.  Maybe I was too awestruck with the fact that I was actually speaking with a "living basketball legend."

I don’t think I ever said "thank you" to him.  Well, maybe by sharing my experience with Red Auerbach and openly saying what he imparted to me - it is my personal way of saying "thank you."

Collier County - Naples Real Estate Tax Bills Online

One of my clients is considering purchasing a condominium here in Naples.  To ensure that he has the best information to make his final decision on this Naples condo - I reviewed the assess value for 2006 and millage rate for 2005 - to estimate the 2006 real estate taxes, because the condo is not a homestead.  During this process, I found that the Collier County Tax Collector has updated their records to reflect the 2006 real estate tax bills for property owners.

If you are thinking about purchasing real estate be sure to check the 2006 real estate taxes - don’t make your decision based upon the 2005 annual real estate tax bill, especially if the property is not a homestead.



Collier County (Naples Area) Foreclosures

During the month of September in Collier County (Naples area) there were a total of 140 Lis Pendens filed with the Clerk of Courts office.  A Lis Pendens is the first step of the foreclosure process.

When a final judgement is rendered, the property is set for the auction on the steps of the courthouse.  Below are final judgements recorded during the week ending October 27, 2006, some of the properties to be auctioned during the month of November.

Naples Real Estate Ave Maria Tour

In a post on October 11, I made an initial post about the new town of Ave Maria. Yesterday I was fortunate to be able to tour the future town and see how construction is coming on Ave Maria University. The tour was on a bus and those touring could not get off the bus at any time during the trip.

I wanted to share my photos of the tour with those that might be interested in purchasing a home or condominium in Ave Maria.

Lee County Real Estate Taxes Online

The Lee County real estate taxes for 2006 are now available online. If you own Bonita Springs real estate or Estero real estate you can now find your annual real estate tax bill online. The Lee County Tax Collector website has the information for you.

Many people may see a substantial increase in their annual real estate tax bill this year, due to increases in property values during 2005. It is important to note that the assessed value of your real estate holdings is based upon sales which took place in calendar year 2005. Current market values could be less.

Property owners that have their homes or condominiums as homesteads may not see as significant increase, due the relief offered by the "Save Our Homes Admendment."

Naples Real Estate - Pelican Bay Sold Statistics

Pelican Bay is a major master planned community within the Naples area.  As part of my objective to keep people informed on the Naples real estate market, I want to present meaningful information, that keeps people informed about the real estate market.

In the 3rd calendar quarter of 2006, there were 23 condominiums closed. The average price paid was $1,615,891 and the median price was $1,175,000.  The average square footage of living area was 2,703. The average unit had 3 bedrooms and 2.5 baths.  Average age was 11 years. Prices paid ranged from $469,000 to $5,000,000.

This compares to the same period in 2005, where 76 condos closed. The average price paid was $1,336,157 and the median price was $1,025,000. The average living area was 2,356 sq. ft.  The average unit had 3 bedrooms and 2.5 baths.  The average age of a unit was 12 years.  The prices paid ranged from $515,500 to $6.9 million.
